Reducing Property Taxes 
 
Managed Timberland is a property tax incentive program in West Virginia. Assessed values of forestland enrolled 
as Managed Timberland are based on the soil productivity and other indices of value and management cost,
rather than the land�s market value. A forest plan is required, as is a contract with the WV Division of Forestry 
and annual re-certification. This program significantly helps most forest landowners, but if the land qualifies for 
farm valuation, appraisal as farmland usually results in lower taxes.
 
Conservation Easements may result in lower property taxes. The Hampshire County assessor, among others, 
has ruled that a conservation easement significantly lowers the property value and hence qualifies for lower property 
taxes, however not less than that provided by farm valuation or Managed Timberland. To learn more, contact your
